712 Seward is part of the MeSe creative campus, located across the street from two existing creative offices on Seward Street.
The building is pared down to its existing structure and 1920’s form. The open interior, updated detailing, and straightforward exterior nestled in lush planting builds off the local vernacular to re-figure functional space as comfortable, habitable space.
The central atrium and stair make up the node around which the building’s circulation and program are organized. The stair is the social hinge that connects the workspaces, roof gardens, and building services. As it wraps the atrium, the twisting stair defines the space, accentuating the central node and directing movement through the building.
Designed for production, the disparate spaces are specialized to meet the unique programmatic and technical requirements of the field. Screening rooms, editing wings, and offices are located to maximize the utility of the site and organization. Breakout spaces are located along the roof and at grade, where adjacent outdoor decks extend the interior.
